The Property
Set back behind white gates and picket fencing, with a broad mainly-grassed parking area opening beyond them, this is a classic South Charente villa of the kind that's increasingly hard to find: a proper 1960s "pavillon" raised elegantly above its own basement level, with a wrap-around terrace on wrought-iron balustrades that circles the first floor. Terracotta pantile roof, crisp white render, stone detailing and pale-blue shutters frame it; in the garden, a large oleander, when in full flower, gives the approach real Mediterranean charm.
Inside, nearly 160 square metres of living space are arranged over two levels. The main floor has an entrance hall leading to a generous living room and kitchen, with two double bedrooms, a bathroom and a WC. The terrace off the living and dining rooms is the heart of the house - and one of its best features: it commands impressive views across the valley to the Château de Talleyrand, which fills the horizon above the town. Evening apéritifs out there will be hard to beat.
A staircase leads down to the basement level ("sous sol") - and this is where the house earns its flexibility. There's a further bedroom with its own shower room and WC (ideal for guests, teenagers, or a rental letting), plus extensive storage, a gymnasium, and boiler room. The lower level keeps the main floor cool in summer and gives the house that useful "service under the floor" layout typical of well-built villas of this era.
Outside, the garden extends to nearly 0.7 of an acre - mature trees and shrubs giving privacy and established character without being high-maintenance - with a further storage shed tucked away. With three bedrooms, two bath/shower rooms, and a location that works for full-time family life, lock-up-and-leave holidays, or long-let investment, the house covers all three bases convincingly.
Chalais and the Surrounding Area
Chalais is a small historic market town in the far south of the Charente, where the Tude and Viveronne rivers meet - rolling countryside of sunflower fields, vineyards and wooded valleys, an easy drive north of the Dordogne border. The château your terrace looks out on is the imposing Château des Talleyrand-Périgord, birthplace of the famous family, standing on its promontory above the town and open to visitors in summer . The town itself climbs pleasingly up the hillside to the church on the hill, with vast views over the valley.
Despite its size, Chalais is a genuinely working town rather than a sleepy one: it's known for its lively Monday markets and fairs, with a foire each first Monday of the month. You'll find bakers, supermarkets, cafés, pharmacie and the usual daily needs within a few minutes of the gates.
The connectivity isa great feature for this spot. Chalais has its own railway station on the Angoulême-Bordeaux line - around 33 minutes to Angoulême (TGV connections to Paris in under two hours) and from as little as 52 minutes into Bordeaux centre (SNCF Connect (https://www.sncf-connect.com/en-en/train/timetables/chalais/bordeaux)). Bergerac airport is roughly an hour's drive, Bordeaux airport about an hour and a half.
For days out, you're spoilt. Aubeterre-sur-Dronne - officially one of France's "Plus Beaux Villages" - is close by, with its spectacular 20-metre monolithic church carved into the cliff and a river beach and canoeing on the Dronne at its foot. The Charente more broadly is one of the sunniest corners of western France, which is exactly why it's such a magnet for buyers and don't forget, you can be on the coast at Royan in around eighty minutes.
